Middle-Housing Development Strategy
At Brew City Capital Group, our commitment to quality and affordability will continue as we shift our focus to new development projects. We believe there is a substantial and growing market demand for new construction "middle-housing"—apartments that prioritize essential features while excluding excessive and underutilized amenities. This approach enables us to deliver high-quality housing that remains affordable for middle-income renters.
Our model emphasizes the essentials tenants value most, such as in-unit laundry, private outdoor spaces, and parking (preferably covered), while omitting high-cost amenities like pools, pet spas, and movie theaters that many tenants rarely use. By focusing on efficiency and functionality, we aim to reduce construction costs and pass those savings directly to renters.
-
Smaller, thoughtfully designed 1- and 2-bedroom units ranging from 800–1,300 square feet.
-
New appliance packages featuring stainless steel refrigerators, stoves, and dishwashers.
-
A standard feature to enhance tenant convenience.
-
Each unit independently metered for gas, electricity, and water to promote accountability and cost transparency.
-
Private patios or balconies for added tenant comfort.
-
Covered parking options, ideally with private garages, to enhance convenience and security.
-
Ideally we’ll build units with private entrances and minimal shared common areas to provide a home-like atmosphere and greater privacy for tenants.
Our Objective
By focusing on these essential features, our middle-housing model aims to fill a critical gap in the market for renters seeking high-quality homes without the added costs of luxury amenities.
Our objective is to deliver simple, efficient housing units to the market that can be rented at a cost of 30% or less of the local median household income. This approach ensures affordability for a broad tenant base, providing much-needed housing to underserved communities.
By targeting this affordability threshold, we aim to tap into a large and diverse renter pool, addressing a critical market need. Building new not only offers the advantage of modern design and energy efficiency but also positions us to meet long-term housing demands with greater precision. There are numerous communities, both locally and nationally, experiencing acute shortages of housing that align with these criteria. By pursuing this strategy, we can effectively address this housing gap while delivering value to tenants and long-term stability to the market.
