Improvements to the building included renovation of many units, a new roof, and chimney tuckpointing and restoration. Property was fully stabilized by summer of 2022. The property sold for $1,650,000 in 2024. Investors received more than a 2x equity multiple over the 3 year hold period.

  • The Jacobus Park Apartments were acquired in 2020 for $650,000 and received $20,000 of closing credits from the seller. Extensive renovations were completed on the property and it was fully stabilized by 2021. The property benefited from strong demand in the submarket and rents that doubled over the course of our ownership. The property sold for $1,075,000 in 2024. Investors received more than a 2x equity multiple over the four year hold period.

  • Brew City acquired this property for $580,000 in the fall of 2022. Improvements made during our ownership included purchasing new laundry machines, raising rents, billing back utilities and replacing the roof. The property was sold in August of 2022 for $730,000. Equity partners received 1.57x equity multiple in less than two years. The ownership group remained intact and rolled sale proceeds into Harbor Ridge Apartments as a TIC entity via 1031 exchange.
